What adjudicators actually decide on
Deposit adjudication is decided on documents, and almost always on the same two: what the property was like at the start, and what it was like at the end. Everything else is commentary.
Landlords lose deductions they were entitled to because the evidence exists but is scattered, undated or was never shared with the tenant at the time.
What goes in
- The check-in and check-out, with photographs
- The comparison between them
- The tenancy agreement and the deposit prescribed information
- The record of what was served on the tenant, and when
Fair wear and tear
A deduction has to account for it. A pack that ignores wear and tear invites the adjudicator to discount the whole claim, so identify what is damage and what is age.
What we are not claiming
That the pack wins the case. It assembles what you have into the shape the scheme asks for, with dates that were recorded at the time rather than reconstructed afterwards. The decision is the adjudicator’s.
