The first let, in order
- Put up an advert with an Apply button, and take applications and viewings
- Reference the tenant, and a guarantor if you need one
- Record the Right to Rent check before the tenancy starts
- Build the tenancy agreement for a periodic assured tenancy and have it signed online
- Protect the deposit and serve the prescribed information within 30 days of taking it
- Send the move-in pack: the statutory documents in one email, each one logged
- Set up the rent, by Direct Debit if you like, and the certificate dates
The dates that carry penalties
A gas safety check every 12 months, an electrical safety report at least every 5 years, a valid EPC, and the deposit protected with its prescribed information served inside 30 days. Each one is tracked against the property and you are reminded before it lapses.
What it will not do for you
It will not show the property, hold the keys or give legal advice on your own case. When something goes wrong with a tenancy, the documents and dated records are here, but the decision is yours, and a solicitor is worth it for a contested case.
