LetCompliance or August: which is better for HMOs?

LetCompliance, for most HMO landlords. Both track rent room by room, but August counts each room’s tenancy towards its plan limit, while LetCompliance prices by property. LetCompliance also tracks the HMO licence, fire risk and legionella dates, and prepares the tenancy agreements and notices per room.

What both do

August’s help centre says it tracks rent at room level, not just property level, and since July 2026 a tenancy can show more than one tenant. LetCompliance holds each room with its own tenant, rent and arrears (checked 6 October 2026).

Where the cost differs

An HMO let by the room has one tenancy per room. On August, a 6-room HMO is 6 tenancies, past Growth’s 5 and onto Portfolio at £14.99. On LetCompliance the same house is one property: Single at £7.99, or Solo at £14.99 for up to three houses.

  • The property licence and its expiry, tracked with the other certificates
  • Fire risk assessment and legionella dates in the 0 to 100 compliance score
  • A tenancy agreement and prescribed information for each room’s tenancy, signed online
  • Section 8 and Section 13 notices served on the right room’s tenant
  • A free tool to check whether your house needs an HMO licence

Where August is stronger

Open Banking bank feeds, a native iPhone app with a basic Android app, and Xero sync on every plan. LetCompliance imports bank statements as CSV and runs in the browser.

Which to choose

For a house let by the room, LetCompliance usually costs less and covers the licensing and the per-room paperwork.
