How each one counts
August’s plans are limited by tenancies, with properties unlimited. LetCompliance’s are limited by properties, whatever the number of rooms or tenancies in each. In an HMO let by the room, every room is usually its own tenancy. Checked on 6 October 2026.

August’s pricing page does not say whether VAT is included; its subscriber terms say VAT is added to invoices. LetCompliance adds no VAT.
What the price buys
August tracks rent, expenses with bank feeds, compliance reminders and Making Tax Digital. LetCompliance also builds the tenancy agreement and has it signed online, prepares the deposit prescribed information and the Section 8 and Section 13 notices, runs adverts and applications, and offers tenant referencing. August’s pricing page lists e-signing as coming soon, and its help centre says it does not offer tenant screening.
Which to choose
For an HMO, or if you want the tenancy agreement, referencing and notices in the same place as the rent and the tax, LetCompliance does more for the same money or less.
