LetCompliance or Alphaletz: which is better for a larger portfolio?

LetCompliance, for most portfolios over 20. It is £49 a month for any number of properties, with a properties table, bulk tools, a rent review board and Making Tax Digital that HMRC recognises. Alphaletz Pro Plus is £29 plus VAT for 25 units, with bank feeds and an app, and prices larger portfolios on request.

Price as the portfolio grows

LetCompliance: £19 for up to 10, £29 for up to 20, £49 for any number, with no VAT added. Alphaletz: Pro Plus £29 plus VAT for 25 units, and Enterprise for 200 units at a price you ask for (checked 6 October 2026).

Running many lets in LetCompliance

  • One properties table: sort, filter and group by town, postcode district or your own labels, and act in bulk
  • A rent review board that prepares Form 4A for several tenancies in turn
  • Every certificate renewal across the portfolio, soonest first
  • Insights: equity, loan to value, yield and occupancy per property
  • A tenant portal for every tenancy, with no app or password
  • Read-only seats for an accountant or partner on Professional

Where Alphaletz is stronger

Bank connections through Open Banking (3 on Pro, 5 on Pro Plus), a phone app in the App Store and Google Play, and Direct Debit through GoCardless. Its FAQ says tenant access is still being worked on.

Making Tax Digital

A large portfolio usually means qualifying income well above the thresholds. Alphaletz is not on HMRC’s list of Making Tax Digital software; LetCompliance is, for UK property income.

Which to choose

Past 25 units, or whenever you need HMRC-recognised software, LetCompliance is one flat price for everything, however large the portfolio grows.
