Does LetCompliance use AI, and is my data used to train it?

Yes, to read dates off certificates, read receipts into draft expenses, suggest a priority for a repair report and answer advisor questions. It runs on Anthropic’s Claude, whose commercial terms say Anthropic may not train models on customer content. Most of what it produces is a suggestion you confirm.

The short answer

Yes. LetCompliance uses AI in four places, each for a narrow job: reading the dates off a certificate you upload, reading a receipt into a draft expense, suggesting how urgent a tenant’s repair report is, and answering questions in the advisor. The model behind all four is Claude, made by Anthropic.

Your data is not used to train it. Anthropic’s Commercial Terms, which cover businesses using its models through the API, say in section B that Anthropic may not train models on customer content from its services (effective 17 June 2025, read 20 October 2026). LetCompliance does not train AI models of its own either.

Where AI is used, and what it does

  • Certificate dates. Upload a gas safety record, electrical report (EICR), EPC, fire risk assessment or Right to Rent evidence against its record, and the expiry and issue dates are read off the file. A date is filled in by itself only when the record has no date yet and the reading passes every check: the printed dates agree, the gap fits that kind of certificate and it is still in date. A date you typed is never overwritten, a Right to Rent date is never filled in by itself, and anything that fails a check comes back as a suggestion for you to confirm. An unsatisfactory EICR or an EPC in band F or G is flagged. On every plan
  • Receipts. Photograph a receipt or upload an invoice and the supplier, amount, date and tax category are read into a draft expense. Nothing reaches your totals until you check it and confirm it. On the trial and paid plans
  • Repair reports. On a tenant’s repair report, press AI triage and it suggests a priority, the likely trade, who is most likely responsible and a brief for the contractor. It writes nothing: you set the priority yourself. On every plan
  • The advisor. Ask a question about your portfolio or the rules and it answers, looking up your repairs, rent, Making Tax Digital status, notices and dates as it goes. Those look-ups only read; none of them changes anything. The AI advisor answers 5 questions a month on the free plan, and has no monthly limit on a paid plan or the trial.

What it never does on its own

  • It never sends a notice, a message or a Making Tax Digital update. An update goes to HMRC only when you press send
  • It never accepts or turns down a tenant. A reference comes from a credit reference agency, and the decision is yours
  • It never changes a rent, a repair priority or a record you entered
  • It never gives legal or tax advice on your own case. The advisor explains the rules and points you to the screen; you decide

Who processes it, and where

LetCompliance’s privacy policy names Anthropic as the processor for its AI features and says Anthropic processes this data outside the UK and the EEA. Your records themselves are held in the main database in Frankfurt, in the EU, as the help page on data safety explains. Only what a feature needs is sent: the file being read, the repair report being triaged, or the question and the look-ups the advisor makes.

In the advisor, tenant and applicant names are replaced before anything is sent. A certificate, a receipt or a repair report is read as it is, so a name printed on it or written in it goes with it.

How accurate is it?

Good, and not perfect, which is why the checks exist. Real certificate readings showed the usual traps: a UK date read month first, an assessment date taken for a review date, the expiry printed on a residence permit card taken for the end of a right to rent. Each is now checked against the text as printed before a date can be saved without you. The model’s own confidence score is one input, not the decision.

The advisor can be wrong too. When an answer matters, open the record or the source it points to before you act on it.

Using it well

  • Upload each certificate against its own record, so the reading knows what kind of document it is
  • Look at every date the first time you use the reader, then spot-check
  • Treat a triage suggestion as a second opinion on the report, not the diagnosis
  • Keep tenants’ personal details out of advisor questions; describe the situation instead

Can I turn the AI off?

There is no single switch. Triage runs only when you press it, the advisor only when you ask, and receipts are read only when you upload them for reading. A certificate uploaded against its record is always read when it is uploaded. If you would rather the dates were yours, type them in first: a date already on the record is never replaced.

Does the AI see my tenants’ names?

Not through the advisor, which replaces them first. A document you upload for reading is read as a whole, names included.

Is LetCompliance an AI property management tool?

It is landlord software that runs the whole let, from the advert and referencing to Direct Debit rent, repairs, notices and Making Tax Digital, with AI used for the reading and triage jobs above. The work that has legal weight stays with you.

The honest limits

  • The AI can misread a document. Check dates before you rely on them for a renewal
  • Readings are capped per hour; above the cap a file is saved unread and you type the dates
  • Anthropic’s terms are Anthropic’s; read them and the LetCompliance privacy policy if this matters to your decision
  • AI output is never legal or tax advice
