Step 1: take your records out
Alphaletz lets you export reports and statements as PDF or a spreadsheet (checked 6 October 2026). Export the income and expenses for this tax year and the last, per property.
Step 2: bring the portfolio in
Open Properties, choose Import and upload a CSV: one row per tenant, or per room for an HMO, with the address, town and postcode, rent, deposit and certificate dates. Then drop the certificate files in as a batch, with the dates read from each.
Step 3: this tax year’s money
Download statements from your bank as CSV and import them. Each line is matched to rent or an expense, and nothing is recorded until you confirm. Receipts can be photographed and read for you.
Step 4: rent collection
If your tenants pay by GoCardless through Alphaletz, set up Direct Debit in LetCompliance and send each tenant the mandate link, then cancel the old mandate so nobody pays twice.
Step 5: Making Tax Digital
Each update restates the tax year since 6 April. With the year in place, connect HMRC and send from the MTD page.
