Why does my property licence show on the Compliance tab?

The licence recorded on the property is now a compliance record too, so an expired or missing licence counts in the score. It follows the licence type and dates on Edit property; change them there. A property with no licence recorded as required shows it as not applicable.

Where it comes from

On Edit property you record whether the property needs a mandatory HMO, additional or selective licence, the council, the reference and the dates. The Property Licence record on the Compliance tab shows the same details and changes whenever they do, so the two can never disagree.

How it counts

  • No licence recorded as required: not applicable, and not counted
  • A licence recorded with an expiry date in the future: valid, or due for renewal in its last 30 days
  • Past its expiry date: expired
  • A licence recorded as required with no expiry date: missing, until the date is added

Why you cannot edit it on the Compliance tab

The dates belong to the property, so the record has no dates of its own to change and nothing to mark not applicable. Change the licence on Edit property, or use the licensing checker on the Compliance tab to see which schemes may apply.

Reminders

Reminders go 90, 30 and 7 days before the licence expires, and once if it lapses. The weekly digest lists a licence that has expired or ends within 30 days. Letting a property that needs a licence without one is a criminal offence, and the council can impose a civil penalty of up to £40,000.
