Joint landlords: how do I add a second landlord to a property?

Open the property and, on the Overview tab, find the Landlords card. Choose Add a landlord and enter their full name, address for notices, email and phone. A property can have four landlords in all, and everyone on the card is named as a landlord on that property’s documents.

Where to add them

Open the property. On the Overview tab, the Landlords card lists you first, then anyone you have added. Choose Add a landlord and enter their full name, an address for notices, their email and their phone. Only the name is required, but a document can only print what you have recorded, so add the rest if you have it.

To change someone, use Edit on their row. To take them off, use Remove: documents you produce from then on will not name them, and documents already produced stay exactly as they were.

You can also get there from the property’s edit screen: under Your share of this property, follow Add them as a landlord on the property page.

What they appear on

Everyone on the card appears as a landlord on that property’s documents: the tenancy agreement, the deposit prescribed information, notices, rent receipts and the tenant portal, in the order the card lists them.

Why every one of them: under section 45(3) of the Housing Act 1988, where two or more people are together the landlord, a reference to the landlord is a reference to all of them. And the deposit prescribed information gives the name, address, telephone number and any email address of the landlord, so record those for each person, not only for yourself.

Four landlords at most

A property can have four landlords: you and up to three more. The legal estate in land is held by at most four people (section 34(2) of the Law of Property Act 1925), which is why the card stops at four.

Your tax share is your own

Each owner’s share of the figures is their own. Keep entering the full rent and the full costs for the property, then open the property, choose Edit and set Your share of this property under Financials. Finance, the SA105 figures, the tax pack and Making Tax Digital then use your share only.

The card lets you note another landlord’s share too. That is only for your records: it does not change your figures.

Signing the tenancy agreement

The agreement names every landlord and gives each one a signature line. E-signing by the other landlords is not covered yet: the e-signature request goes to the tenants and carries your signature.

Letting agents

On a property in an agency workspace, the first landlord is the client landlord recorded on the property, and the others are added on the same card. Owners, admins and managers can add, change and remove them; a viewer can see them but not change them.
